If your property doesn’t look good online then prospective tenants will not want to come view it in person. We take professional photos and video tours of our homes - In our experience properties that have professional photos get rented much faster.
Online Advertising Exposure
We market your property through our property management software called Appfolio. It then syndicates the listing out to several websites, including all the popular rental sites like Zillow, Realtor.com, Homes.com, Facebook and Trulia.
Tenant Screening
We strive to get your investment rented quickly, but feel it is important to get the RIGHT tenant versus the FAST tenant! Spending time up front and finding the BEST tenant for your rental creates a good experience all around, versus one that is stressful and frustrating.
Oftentimes people think they just need to do a quick credit check and verify employment but there’s more to it than that. Our high quality tenant screening process digs deeper. We gather extensive information on the following:

Criminal history check
Employment verification
Eviction history check
Previous landlord calls
Our screening process is not just based on a credit score only - we take a comprehensive look at the overall applicant. This process has proven to be extremely successful.
Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.
We take pride in being able to say that we collect 98% of the rent each and every month for our clients. We are able to do that by strictly following our collections process. We make it very clear with our residents that rent is due on the first and late after the 5th. The late fee is applied automatically to their account on the 6th. We then schedule a series of routine calls and emails to the resident, collaborating with them to put in a plan in place to get caught up. On the 15th of the month, if we still have not received rent, we post a 3 day notice to vacate on the door. This gives us the right to file for eviction should the client choose to do so. On the 18th, we work with our clients to outline the current situation and obtain their approval to file the eviction. Once the eviction is filed, it takes 5-7 weeks to get on the court docket, receive the positive judgement and meet the bailiff to change the locks. It is never our goal to have to evict a resident and we truly do everything we can and exhaust all resources to help them get caught up and stay in their homes, while also ensuring our owners are made whole and not wondering where the rent income is.

We offer our residents a secure portal to submit all maintenance issues, which can be accessed online with a simple click. Our Vendors are trustworthy and very quick to respond. We coordinate and communicate with the tenants, with you, and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us.
Vendor bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.

In the unfortunate event that a tenant needs to be evicted from your rental, will shield you from the stress and re-rent the property promptly.
We screen our tenants credit score, a national criminal background screen, proof of income, proof of employment, past rental history and more to greatly reduce the risk of an eviction. However, they can still occur.
We offer Eviction Management services including
Sign and serve in the property owner’s name all notices required to initiate and pursue the eviction process
Commence and prosecute actions to evict tenants
Recover possession of the property in the owner’s name
